Does it cost me anything to have you help me search for and show me homes?
No, all buyer commissions are paid by the seller. You will never pay anything out of pocket to us for our services but you can still receive a rebate back from the commissions that we earn!
How can I search available homes?
You can fill out the online questionnaire to give us the information of what you are looking for and we can set up an automatic property email to keep you updated on new listings as they hit the market. It will also let you know when a price or some other fact changes on a listing. You can also email us this information.
Should I be pre-approved?
Yes, in this market homes are moving very quickly, so it would be in your best interest to be pre-approved and ready to purchase. This will also let you know what price range you are able to be looking in. We can refer you to lenders to help with this process if you need.
What if I already have an agent?
You will not be able to work with us if you are under contract with another agent.
Will this search show all properties on the market?
Yes you will be updated on all listings that are listed by any agent.
Are there any other fees?
No, the flat fee of $299.00 will get you listed on the MLS. We do have some other add on options that you can purchase to enhance your listing, but these are all optional.
How long does it take to get listed?
We typically can have you listed within 24 hours once all the information, photos and agreements are submitted.
What commission will I pay?
There will be no commission paid to list your home, but the MLS does require you to offer a commission to a buyers agent. Most sellers pay out 2.5-2.7%, but this is up to the seller to set this price to any commission you are comfortable paying. You can still continue to market the property and if a buyer contacts you directly who is not represented by a Realtor, you will not have to pay any commissions.
Will agents show my home?
Real Estate agents are obligated to show any home listed on the market regardless of commission offered.
Will my listing look different than other listings?
No, all listings are listed the same way on the MLS regardless of the commission offered or if you are a FSBO listing or any other listing.
